In Southern California, a landlord can evict a tenant for a number of reasons. All of the tenant-fault based grounds for eviction (such as non-payment of rent) require that the tenant be given at least three days to fix the problem, except if the tenant is committing a nuisance. In that case no opportunity to fix the problem is required to be given to the tenant.
